Developing desirable urban projects and contributing to the local economy

As an urban developer, Altarea shapes the living environment of millions of users, which gives it a major responsibility for the future of the regions.

In the face of deep and rapid changes in society, the Group's role is to take up the new challenges now facing towns and cities :

  • Responding to the desire of local communities to encourage and anchor wealth creation in their midst
  • Listening to residents in order to make towns and cities that work better for everyone
  • Developing diversity, cooperation and solidarity

Altarea is putting the public interest of towns and cities at the heart of its real estate programmes and has set itself the mission of developing attractive urban projects.
Its approach is based on three key components :

  • Creating mixed-use developments by creating "fragments of cities" bringing together housing, commercial activities (shops, offices, services, etc.), and spaces for leisure and recreation. This diversity brings people closer together, plays a role in regional momentum and helps make towns and cities more people-focused.
  • Contributing to local economic development through its projects providing support for entrepreneurs, stakeholders in the social economy, and local start-ups, and for short supply chains.
  • Supporting employment in France. The Group's activities have a significant impact on employment and wealth creation in France, in particular due to the large volumes of purchases completed.

Altarea's employment footprint

The Group quantifies its indirect economic contribution in terms of employment and economic growth.

To develop a resilient, low-carbon city

Since the building industry is one of the most energy-intensive sectors and has some of the highest greenhouse gas (GHG) emissions, the climate emergency requires a shift towards more restrained and resilient buildings.

Altarea monitors and analyses its energy consumption and its greenhouse gas emissions for all of its activities. It develops efficient, understated and high performance real estate projects.

The Group is committed to designing energy efficient buildings by implementing the principles of the circular economy and by deploying globally its certification strategy. As a result, its entire portfolio of assets and development projects is certified.

Lastly, Altarea focuses specifically on the challenges of adapting towns and cities and of making them resilient. Initiatives are put in place to improve the comfort and value of projects.

Protecting biodiversity and reintroducing nature into towns and cities

Protecting biodiversity and reintroducing nature into towns and cities

Combating urban sprawl and the "artificialisation" of natural land and protecting biodiversity in the urban environment are major issues for local communities.

In addition to the importance of limiting impermeable surfaces and creating areas dedicated to biodiversity, the presence of nature in the city is an important factor that influences the well-being of residents.

As a committed and responsible stakeholder, the Group is working hard to reintroduce nature into towns and cities.

The signing of the IBPC's (International Biodiversity & Property Council) BiodiverCity® charter in 2018 is a reminder of the Group's determination to protect biodiversity in cities and incorporate nature within its projects.

Promote the circular economy

Construction

On the construction site : reducing the production of waste, sorting and recovering, opting for recycled or local materials.

94% of Business property site waste recovered through reusable materials.

In the case of a demolition : recovering materials, promoting their re-use on-site or through materials exchange schemes.

End of life

Extending the life of the building or changing its use.

Where this is not possible, assessing the most appropriate solution, refurbishment or demolition.

At Cap 3000, car parks are designed to be reversible and could be transformed into retail space.

In operation

Reducing consumption and waste production, sorting and recovering residual waste.

90% of waste recovered across the portfolio.

Intensifying the way the building is used (diversification of uses, scope for changing use etc.)

83% of Business Property projects are multi-use.

Conception

The most important stage: reducing the environmental impact of resources used (rehabilitation, recycled materials, reuse etc.) and designing a building that will prevent premature obsolescence (energy performance, flexibility, reversibility, ease of de-assembly etc.)
